Tampa Bay Housing Market Update: 5 Numbers Buyers and Sellers Should Know for June 2026
The June 2026 Tampa Bay housing report shows a market with slightly fewer single-family sales than a year ago, higher median pricing, less active inventory, and homes reaching contract a little faster. That combination is useful, but it does not describe every neighborhood or price range. Buyers and sellers should use the metro numbers as a starting point, then compare the specific property type, condition, fees, insurance considerations, and recent nearby sales that affect their decision.
The official Florida Realtors® June 2026 report for the Tampa–St. Petersburg–Clearwater Metropolitan Statistical Area covers single-family homes across the broader metro, not only the City of Tampa. The report was produced by Florida Realtors with data supplied by Florida multiple listing services and released July 17, 2026.
Tampa Bay housing market: June 2026 at a glance
- 3,759 closed single-family sales: down 0.8% from 3,788 in June 2025.

What lower inventory may mean for Tampa Bay buyers
Active single-family inventory was 15.4% lower than a year earlier, while closed sales were almost flat. That may create more competition for homes that are well presented, accurately priced, and appealing within a specific price band. It does not mean every listing requires an immediate full-price offer.
A prepared buyer can separate speed from pressure. Before touring, review a comfortable total monthly housing cost with a licensed lender. Include principal and interest as well as estimated property taxes, homeowners insurance, HOA charges, possible CDD assessments, maintenance, and utilities. In parts of the Tampa Bay region, buyers may also want to investigate flood-zone information and obtain property-specific insurance quotes early. Those costs can change the comparison between two homes with similar list prices.
When a promising property appears, ask for recent closed sales, current competition, price changes, known fees, and the home’s material condition. A metro-wide median cannot tell you whether one house is priced correctly. Your offer strategy should reflect comparable properties, inspection priorities, financing terms, timing, and the seller’s stated needs—not a headline alone.
What the median price says—and what it does not say
The single-family median sale price increased 3.6% year over year to $424,900. Florida Realtors explains that the median is the midpoint of the homes sold during the month: half sold above that price and half below it. The mix of homes closing can change from month to month, so the increase is not a promise that every property gained 3.6% in value.
Buyers should compare the right segment. A newer home in Hillsborough County, an older property in Pinellas County, and a home farther north in Pasco or Hernando County can have different pricing, insurance, commute, fee, and maintenance considerations. Sellers should likewise avoid applying the metro percentage directly to their home without a current comparative market review.
What the June numbers may mean for Tampa Bay sellers
Less active inventory can help a well-positioned listing stand out, but the 96.6% median of original list price received shows that pricing still matters. This number is not a recommended discount for every home. It is a metro-level measure across closed single-family transactions.
A practical launch plan starts with recent comparable sales and current competing listings. Then address presentation: complete sensible repairs, reduce clutter, improve lighting and curb appeal, prepare accurate property information, and make showings reasonably accessible. Review insurance-related information, permits, HOA documents, and known fees in advance when available so avoidable questions do not slow a serious buyer.
The median time to contract was 34 days, while median time to sale was 74 days. That gap includes the period between contract and closing. Sellers should plan for both phases and evaluate an offer as a package: price, financing, deposits, inspection terms, requested concessions, closing date, and certainty all matter.
