Showing at Two. Pet Plan Ready? An Orlando and Tampa Seller Checklist
The showing is confirmed. The counters are clear. Then comes the question nobody put on the checklist: who is taking the dog, and where is the cat going?
If you are selling an occupied home in Orlando or Tampa, we suggest planning for pets before accepting the first appointment—not while a buyer is approaching the front door. The goal is not to pretend your pets do not exist. It is to give them a considered routine while making access clear for everyone involved.
Start with four decisions: a responsible person, a suitable destination, a realistic departure window, and a backup. The framework below is our suggested organizing approach, not a claim that every animal or household needs the same arrangement.
Start with the pet, not the appointment
Write down what you can realistically arrange for each animal. Can someone take your dog to a familiar place? Does your cat have an established carrier routine? Who can help if you are at work? Do not choose a plan simply because it sounds convenient on paper.
Discuss the actual situation with your listing agent, including animals that may be difficult to move and any access concerns. The National Association of REALTORS® advises agents to address potentially dangerous animals before showings, including arranging removal where needed. Its pet-safety guidance reinforces why a casual assumption is not an access plan. Ask your veterinarian or qualified animal-care professional about your pet's individual needs; a real estate appointment is not the time to experiment with behavior or medication.
Choose the destination before promising the time
List a primary option and one backup you have actually confirmed. Possibilities to discuss might include a familiar caregiver, an appropriate boarding arrangement, or taking the pet with you to a suitable destination. Check permission, availability, transportation and any provider requirements directly. Do not assume a friend, business or public space can accommodate your animal.
For an Orlando or Tampa showing, plan the whole trip—not merely the time on the appointment calendar. Include departure, travel, the visit and the return. An outdoor outing should not be your only option if conditions make it unsuitable. Humane World for Animals advises never leaving pets alone in a parked car; see its pet travel guidance. A parked vehicle is not the backup destination.
Give every handoff a named person
Use one short household note rather than several messages that everyone interprets differently. For example, your planning sheet could contain:
- Appointment: the confirmed showing window and the agent's contact route.
- Responsible person: who handles each pet and confirms departure.
- Destination: where the pet will be, with permission already checked.
- Supplies: the usual carrier or leash and whatever the caregiver has requested.
- Return: how you will confirm the showing has ended before coming back.
- Backup: who to contact if the first arrangement falls through.
Keep private care instructions with the responsible caregiver, not in public listing remarks. Your agent needs accurate access information, but prospective buyers do not need your household's full schedule.
Make the request process fit the real routine
Tell your agent how much notice you realistically need and which windows you can manage. Ask how requests, confirmations, cancellations and delays will reach you. A requested appointment and a confirmed appointment should not be treated as interchangeable.
If the planned caregiver becomes unavailable, tell the agent promptly rather than assuming the visiting agent will handle the animal. Discuss an alternative appointment or arrangement. If an animal must remain at the property, resolve the specific access and care plan beforehand; a closed door or handwritten sign alone is not a complete solution. Do not improvise a locked-away room that prevents a planned inspection of the home without discussing that limitation.
Reset the house without erasing everyday life
Our suggested reset is modest: collect loose toys from walking paths, put supplies in their planned storage place, check the areas visitors are expected to see, and follow the agreed departure routine. Keep necessary care items available to the person responsible for the pet. Presentation should not take priority over care.
Separate ordinary tidying from actual property issues. A scratch, damaged surface or persistent odor calls for an honest conversation with your agent about appropriate next steps—not a last-minute attempt to disguise it. After the appointment, confirm visitors have left and review doors and gates before returning the household to its usual routine.
Frequently asked questions
Should I tell my listing agent about pets before showings begin?
Yes. We recommend discussing each animal, the departure plan and any access limitations before the first request. That gives you a chance to resolve practical problems before an appointment is confirmed.
Can the showing agent take responsibility for my pet?
Do not assume so. Arrange care with a person who has explicitly agreed to it. Visiting buyers and their agent should not unexpectedly become part of your pet-care plan.
What if I cannot arrange care for the requested time?
Contact your listing agent and discuss another workable window or a confirmed alternative. The useful question is not “Can we somehow make this happen?” but “Who is responsible, and what is the actual plan?”
